Whole Loan Sales
“WHOLE LOAN SALES” are
the sale of individual and/or loan pools in which the buyer/investor
of the loan acquires 100% of the loan, including all of the
contractual rights and benefits from the original lenders when a whole
loan is sold. To date, WHOLE LOAN SALES have been one of the primary
avenues that the FDIC has used in selling the assets of the failed
banks. By any measure this method has been very successful for the
FDIC recovering roughly 53 cents on the dollar for the $2.4 billion in
loans it has sold since late last year with an average transaction of
approximately $4 million.
WHOLE LOAN SALES are well suited for The Focus Group's expertise of
being able to perform the necessary due-diligence in a very effective
and efficient manner. With typically only thirty (30) days to analyze
multiple pools of loans, our “boots on the ground” network provides us
the ability to bring real time, market-based underwriting compiled
into concise, easily understood investment books. These investment
books offer investors the advantage of analyzing multiple pools of
loans in advance of the auction deadline and selecting only those
pools that fit each individual investor’s preference.
